Hamilton occupies the northeast corner of Richmond, bordered by the Fraser River to the north and the New Westminster/Queensborough boundary to the east. It's a quieter, predominantly residential area — a contrast to the dense high-rise core around City Centre. The housing stock is newer than much of Richmond, with most of the residential development concentrated in the 1990s and 2000s: townhome complexes and detached single-family homes on the grid of streets north of Westminster Highway, between No. 8 Road and the river.
Townhomes in Hamilton are predominantly wood-frame construction with standard residential deadbolts — mostly Schlage and Weiser product from the era of the building's construction. Strata-titled townhomes here often have a shared exterior perimeter gate or complex entry in addition to individual unit deadbolts, though the entry gate is typically managed by the strata corporation. Single-family homes on the streets closer to Francis Road and the river dyke tend to be larger lots with full-garage front entries and separate side or rear pedestrian doors.
