Fast Locksmith Richmond designs and installs restricted master key systems for strata buildings, commercial properties, multi-unit residential complexes, and any Richmond site where controlled access across multiple doors needs to be precise — and permanent.
The right key opens the right door — and only that door. That's the core of a master key system, and we design them to hold for years.
A master key system lets different people access different combinations of doors with a single key each — while a master key held by the owner, property manager, or building superintendent opens all of them. The whole structure rests on a restricted keyway: a key profile that hardware stores can't duplicate, so your access hierarchy stays intact even when a key goes missing or a tenant moves out.
Richmond is a dense, mixed-use city with one of the highest concentrations of strata-titled properties in the Lower Mainland. The Canada Line corridor has added tower after tower of residential strata — at Brighouse, Aberdeen, Lansdowne, and along No. 3 Road — alongside significant commercial strata development. Beyond the towers, Richmond has a large stock of townhouse complexes in Hamilton, Terra Nova, and West Cambie, and substantial commercial and industrial property throughout Bridgeport and Ironwood. Across all of these building types, poorly managed key control is one of the most common and most avoidable security problems we see.
Every master key system is custom — cost scales with the number of doors, cylinders, and key hierarchy levels required. The ranges below reflect typical Richmond projects; the actual quote comes after the on-site access assessment.
| Project type | Typical range |
|---|---|
| Small office or retail (3–8 doors) | $400 – $850 |
| Medium commercial or strata (9–20 doors) | $900 – $2,200 |
| Large building or campus (20+ doors) | $2,500 – $6,000+ |
| Restricted key blanks (per key, ongoing) | $18 – $45 / key |
| Cylinder re-pinning for existing hardware | $55 – $120 / cylinder |
Ranges include parts and labour for a standard installation. Projects requiring certified Medeco or ASSA Abloy restricted products, or buildings with non-standard door prep, may sit at the upper end. No work starts without a confirmed price.
We meet with you — or your strata council, property manager, or facilities team — and map every door against every user group. This defines the key hierarchy before we specify a single cylinder.
We select the restricted keyway, specify the cylinders, and cut a sample key set for approval. For larger Richmond sites we produce a formal key bitting list — a document you keep on file and use to manage future key requests.
Cylinders go in or are re-pinned, keys are distributed with a sign-off sheet, and we walk your team through the process for adding or retiring keys as people and tenants change. The system runs itself after that.
Richmond strata corporations face a familiar tension: the building superintendent or property manager needs emergency access to every suite, but residents expect that access to be strictly controlled. A well-designed master key system resolves this precisely.
The superintendent holds the master key. Residents hold change keys that open their unit and nothing else. Amenity spaces — gym, storage lockers, bike room, rooftop terrace — sit on a sub-master level accessible to all residents but not to outside tradespeople. Mechanical rooms and parkade access points go on a separate level available only to maintenance staff. When a resident moves out, only their change key needs to be addressed. The rest of the building's access structure is unaffected, and no mass rekey is ever required.
Richmond's Canada Line towers vary significantly in age and existing lock hardware. Some of the newer buildings along No. 3 Road and Brighouse already have good-quality cylinders that can be re-pinned into a master key system without full replacement. Older buildings in City Centre and along Westminster Highway often have worn or mixed hardware that's better replaced. We assess each cylinder on-site and recommend re-pinning only where it makes sense to build a precision system on the existing foundation.
Richmond's commercial sector is concentrated but diverse — retail and service businesses along No. 3 Road and throughout Richmond Centre, restaurants and food businesses in Steveston village and the Aberdeen area, logistics and warehousing in Bridgeport and Ironwood, hotel and hospitality operations near the airport, and a range of professional offices throughout City Centre. In all of these settings, key control is a day-to-day operational concern.
A typical Richmond commercial setup runs three to four key levels: grand master for ownership, master for management, sub-masters for department or floor access, and change keys for individual offices or secured areas. The back office, cash room, and server or data storage space get their own restricted levels. Cleaning and maintenance staff get access to the areas they need and nothing more. When someone leaves the organisation, one key is addressed — the building continues as normal. We design commercial systems with room to expand, so adding a new office or a new floor later doesn't require starting over.
