BC has no legal requirement for landlords to rekey between tenancies, and in a city like Richmond — with steady turnover in the Canada Line corridor, the high-density towers around Richmond Centre and Brighouse, and the rental suites spread through Hamilton and East Cambie — that means the keys to a newly rented home can have a long history. In older single-family areas like Broadmoor and Seafair, where homes have sometimes been rented by the same extended families for years, a fresh rekey is simply good practice when ownership or occupancy changes.
Steveston deserves a specific note. The heritage wood-frame houses along Moncton Street and the side streets off No. 1 Road are much-loved but old, and their lock hardware varies from solid original hardware to builder-grade replacements from various decades. When we arrive for a Steveston move-in, we assess not just who has keys but whether the existing lock is worth keeping — sometimes the honest advice is a clean upgrade rather than a rekey of worn hardware.
Richmond has a high concentration of strata-titled properties — from the glass-and-steel towers clustered around the Canada Line stations at Brighouse and Aberdeen, to the low-rise complexes in City Centre and the mixed-use strata buildings along No. 3 Road. Most Richmond strata bylaws treat the suite entry cylinder as the unit owner's responsibility. Rekeying the cylinder without altering the lock body or exterior hardware is typically acceptable without strata approval — but we know the landscape and can advise you before we start if your building's rules are specific.
For strata buildings that require a specific lock grade or brand on suite entries — something we see in some newer Richmond towers — we carry a range of compatible hardware and can match the manufacturer and finish your strata specifies, then rekey it to your own key pattern.
Not every door in Richmond is a candidate for rekeying. Older rental properties in areas like Gilmore and East Cambie sometimes have builder-grade knob locks with no deadbolt — a rekey makes the key control correct, but the hardware still provides minimal security. In those cases we'll recommend a full upgrade to a Grade 2 deadbolt. Similarly, if your insurer requires a specific rating, if the cylinder is worn enough that it's difficult to operate reliably, or if you're moving into a detached home on the dyke-adjacent streets in Terra Nova or Ironwood where the exterior hardware is exposed to salt air and moisture damage, a fresh lockset is worth the additional cost. We carry Schlage, Kwikset, and select Grade 1 hardware on the truck.
